职位介绍：

作为高级维修技术员-机械，您的主要职责是进行设施日常预防性维修、故障排除，空调、制冷设备、厨房设备等维修工作，包括窗式空调、吊顶式空调、风机、送排风机、加温器、VRV系统、EMS系统、各种制冷设备、暖通设备、酒水设备、制冰机、厨房排风系统、冷冻设备、冷饮机和冷库、热交换设备、空调水、生活水系统等；以及给排水、管道等机械设备维修工作，包括机械设备的维修和保养、管道安装、水过滤器、水景设施、化学水处理、泳池设备、厨房设施以及消防水系统等。为系统/设备/管道提供安装、修理和维护，包括水过滤、化学剂注入及消防设施维修处理等；检查系统/设备运行状态和功能状况，确保系统/设备的正常运行。

工作内容：

·      您应高度重视安全，并身体力行。

·      您将确保所负责范围内的资产安全可靠，保证演出布景质量。

·      您须进行日常的预防性维修，故障排除和空调、制冷设备、厨房设备和其它酒水及食品相关设备等维修工作。需要能够有时拖/拉/举起重的设备和工具，能攀爬楼梯和梯子并携带零件和工具。能够在室外或室内及恶劣的天气下工作，能够适应各种排班需要。

·      您须处理由上级安排的日常的报修，如空调末端设备、冷冻机、厨房设备，包括客房内的、会议室、餐厅、厨房、后勤区域的等。分析故障原因，并及时排查解决故障问题。

·      您须熟练地维修空调箱、风机盘管、新风空调、厨房设备等，特别是管道的堵塞、渗漏，客房内可能 引起天花损坏的空调故障。能够清洗各种空调设备的滤网。

·      分析和诊断设备的运行及故障状态，并向直线经理汇报，清楚地说明设备的运行及故障状态和位置。

·      您须用计算机系统 或MAXIMO系统管理所分配的工作量。

·      您须能够安全并熟练地使用手动工具以及公司配备的特殊工具，包括制冷计量表、电流表或钳形电流表、真空泵、电笔、电筒、计量秤和电压表等。需要搬运管子、真空吸尘器和经过批准的喷雾器。必须能够识别故障的、损坏的、不安全的工具和设备，经过公司配备的工具的使得培训。需要频繁地使用电动工具。

·      您须根据工作范围，选择合适的配件，能够熟练地阅读说明书和识别电路图，根据维护手册采用正确的维修方案和更换流程。

·      您须与其他同事或其它专业的员工合作，处理各种维修工作。有较强的书面和口头沟通技巧。

·      您须给初级和中级维修技术员工制定培训计划，选择实际发生的安全案例作为培训内容，提高员工的安全意识。协助经理评估其他组员的绩效，提高组员的技术能力。

·      您须保持设备、设备机房和工作间的干净、整洁。

·      您还需完成领导安排的其他任务。

我们希望您：

·      拥有职业技术学校或以上教育背景。

·      能够熟练掌握并理解给排水系统原理图和机械或暖通图纸。具备丰富的电气、机械及水系统等相关专业知识，满足给排水系统/机械/厨房设备维修各方面的工作需求。

·      持特种作业操作证（根据细分的工种不同，需至少持有低压电工操作证、制冷维修操作证、或焊工操作证中的一种作业操作证等）。具有熟练的手工作业经验与技能。

·      有给排水、暖通、机械或厨房维修五年以上经验或五星级酒店同等工作经历。

·      具有良好的沟通能力，善于团队合作。

·      能在倒班制的所有时段（即三班中的任意一班）、周末工作。

·      能在节假日工作。

·      具备标准流利的普通话沟通能力和良好的中文书面表达能力。

Job Summary:

As a Senior Technician-Mechanical, your main responsibilities include performing daily preventive maintenance of facilities, troubleshooting, and maintenance of air conditioning, refrigeration equipment, kitchen equipment, etc.—specifically window-type air conditioners, ceiling-mounted air conditioners, air blowers, supply and exhaust fans, heaters, VRV systems, EMS systems, various refrigeration equipment, HVAC equipment, beverage equipment, ice machines, kitchen exhaust systems, refrigeration units, cold drink machines, cold storage facilities, heat exchange equipment, air conditioning water systems, and domestic water systems. Additionally, you will be responsible for the maintenance of mechanical equipment such as water supply and drainage systems and piping, including maintenance of mechanical equipment, piping installation, water filters, water features, chemical water treatment, swimming pool equipment, kitchen facilities, and fire protection water systems. Provide installation, repair, and maintenance for systems/equipment/piping, including water filtration, chemical injection, and maintenance of fire protection facilities. Inspect the operating status and functional conditions of systems/equipment to ensure their normal operation.

What You’ll Do:

·      You should attach great importance to safety and practice it in daily work.

·      Ensure the safety, reliability, and quality of assigned assets.

·      You must perform daily preventive maintenance, troubleshooting, and repairs of air conditioning, refrigeration equipment, kitchen equipment, and other beverage and food-related equipment. Occasionally required to pull/lift heavy equipment and tools and climb stairs and ladders while carrying parts and tools. Able to work indoors, outdoors, and in harsh weather conditions, and adapt to various scheduling requirements.

·      You must handle daily maintenance requests assigned by superiors, such as those for air conditioning terminal units, chillers, and kitchen equipment—including those in guest rooms, meeting rooms, restaurants, kitchens, and back-of-house areas. Analyze the causes of failures and troubleshoots and resolve them in a timely manner.

·      You must proficiently repair air handling units (AHUs), fan coil units (FCUs), fresh air conditioning systems, kitchen equipment, etc.—especially pipe blockages and leaks, and air conditioning failures in guest rooms that may cause ceiling damage. Capable cleaning filters for various air conditioning equipment.

·      Analyze and diagnose the operating and fault conditions of equipment, report to the direct manager, and clearly illustrate the operating status, fault conditions, and locations of the equipment.

·      You must use computer systems or CMMS (MAXIMO) to manage the assigned workload.

·      You must be able to safely and proficiently use hand tools and special tools provided by the company, including refrigeration gauges, ammeters/clamp meters, vacuum pumps, test pens, flashlights, weighing scales, and voltmeters, etc. Required to carry pipes, vacuum cleaners, and approved sprayers. Must be able to identify faulty, damaged, or unsafe tools and equipment, and complete training on the use of company-provided tools. Frequent use of power tools is necessary.

·      Based on the work scope, you must select appropriate accessories, be proficient in reading manuals and identifying circuit diagrams, and adopt correct repair plans and replacement procedures in accordance with maintenance manuals.

·      You must cooperate with other colleagues or professional staff to handle various maintenance tasks. Possess strong written and verbal communication skills.

·      You must develop training plans for junior and intermediate maintenance technicians, select actual safety cases as training content to enhance employees' safety awareness. Assist the manager in assessing the performance of other team members and improving their technical capabilities.

·      You are also required to complete other tasks assigned by superiors.

What To Bring:

·   Proficiently master and understand water supply and drainage system schematics, as well as mechanical or HVAC drawings. Possess extensive professional knowledge in electrical, mechanical, and water systems, and other related fields to meet the various work requirements of water supply and drainage system, mechanical, and kitchen equipment maintenance.

·      Hold a Special Operations Permit (depending on the specific trade, must hold at least one of the following: Low-Voltage Electrical Operation Permit, Refrigeration Maintenance Operation Permit, or Welder Operation Permit, etc.). Possess proficient hands-on work experience and skills.

·      At least 5 years of experience in water supply and drainage, HVAC, mechanical, or kitchen equipment maintenance, or equivalent work experience in five-star hotels.

·      Good communication skills and the spirit of cooperation.

·   Available to work Sunday through Saturday, all shifts (i.e., 1st, 2nd, and 3rd shift) as deemed required by management.

·      Available to work on holidays.

·      Possess standard and fluent Mandarin communication skills and excellent Chinese written expression abilities.
