Job Summary:
主要职责:
•证照审批和申请管理：编制并提交证照申请材料，确保所有技术图纸、说明、解释性文件和表格均符合政府规定。主动与主管部门、领导和项目团队预先沟通，明确审批要求，并促进申请文件顺利提交。
•审批流程协调：通过政府官方电子平台全面管理数字申请流程。跟踪申请状态，与审核部门沟通，并推动后续工作，确保根据项目进度要求，获得所有必要的批准和许可。
•检查与会议协调：协调并协助完成政府要求的现场检查及会议事宜。负责相关后勤工作及会议议程的协调安排。
•配合现场管理团队，完成相关工作，包括由第三方负责实施的场地平整、公用设施及交通基础设施项目。
•政府及内部联络：作为政府现场检查工作的主要对接人，与项目团队及相关业务部门密切合作，及时回应咨询工作，并有效跟进在检查过程中发现的任何整改要求。
•政府关系：在整个项目生命周期（从初期审批阶段到后续监督管理阶段）中，与相关政府机构的人员建立并保持积极、持续的关系。
经验要求:
•拥有超过 3 年的当地房地产开发领域工作经验，专长于大型商业和工业园区项目。
•在项目开发全生命周期管理方面拥有丰富的经验，涵盖从初始设计审查、施工许可到竣工验收检查与审批的整个流程，且具备 2 年以上的实践经验。
•精通当地政府政策、条例、法规以及建筑工程相关的规范。
资格要求:
•拥有房地产开发、工程、建设管理或类似专业领域的相关学位，并具备超过 3 年的相关行业工作经验
•具备出色的沟通能力，精通英语的书面和口语表达。相关行业经验。
•熟练操作办公软件.
Key Responsibilities:
•Permitting & Application Management: Compile and submit permit application packages, ensuring all technical drawings, statements, explanatory documents, and forms meet government specifications. Proactively pre-communicate with authorities, leadership and project teams to clarify requirements and facilitate smoother submission.
•Approval Process Coordination: Manage all aspects of the digital application process via official government e-platforms. Track application status, liaise with reviewing departments, and drive follow-ups to secure all necessary approvals and permits according to project timelines.
•Inspection & Meeting Facilitation: Coordinate and facilitate government-required site inspections and meetings. Manage associated logistics and agenda coordination.
•Support the team responsible for oversight of site enabling works including site formation, utilities and transportation infrastructure projects delivered by third party stakeholders.
•Government & Internal Liaison: Serve as the primary point of contact for government inspection officials. Foster close collaboration with internal project teams and relevant Lines of Business (LOBs) - Deliver timely responses to queries and the effective execution of any corrective actions identified during inspections.
•Stakeholder Relations: Establish and maintain positive, ongoing relationships with key personnel across relevant government agencies
throughout the entire project lifecycle, from initial approval phases through ongoing supervision.
Experience Requirement
•Over 3 years of experience in the local real estate development sector, specializing in large-scale commercial and industrial park projects.
•Proven expertise in managing the full lifecycle of development permits—from initial design review and construction permitting through to final inspection and approval—with 2+ years of direct hands-on experience.
•Well-versed in navigating complex local government policies, regulations, and relevant GB codes.
Required Qualifications:
•Hold a relevant degree in Real Estate Development, Engineering, Construction Management or similar studies, complemented by over 3 years of industry-specific experience.
•Possess exceptional communication skills, with proficiency in both written and spoken English.
•Highly adept with MS Office.
