Job Summary:

职位概述

项目助理经理需负责主题公园运营与发展核心复杂项目的全流程管理。该职位要求候选人兼具土木与机电(MEP,即机械、电气、给排水)工程及建筑施工领域的专业技术能力、规范的项目管理素养,且深入理解主题公园高标准、以游客为中心的运营环境。录用人员需确保项目安全交付、按时完工、不超预算并达到最高质量标准,同时最大程度减少对公园运营的干扰。

核心职能与工作职责:

项目规划与执行

1. 协助大型项目的规划、启动、执行、监控及收尾工作。

2. 制定全面的项目章程、详细工作计划、进度表、项目预算估算、资源规划及状态报告。

3. 向高层管理层汇报项目状态,同步项目机遇及需上报的问题。

4. 协助制定项目计划偏差的缓解措施,并确定必要的纠正行动。

5. 遵循相关设计/施工阶段要求,管理项目生命周期的所有环节。

利益相关方与沟通管理

1. 担任所有项目利益相关方的主要对接人,包括高层管理层、工程部门、运营部门、设施部门、安全部门、安保部门及外部供应商。

2. 组织定期项目更新会议,向技术与非技术受众清晰、简洁地汇报项目进展、风险及预算情况。

3. 与内外部机构协作,包括项目团队、创意与设计工作室、运营部门、市政部门、供应商及承包商。

4. 主动管理利益相关方预期,确保所有部门目标一致。

5. 在职责范围内展现团队领导能力,可能负责管理实习生、专员或协调员。

预算与进度管理

1. 制定并管理项目预算,确保严格的成本控制与准确的预算预测。

2. 落实综合输入矩阵,跟踪项目可交付成果。

3. 监控项目执行情况,重点分析短期与长期目标的完成情况。

4. 识别、评估并缓解项目风险与问题,必要时制定应急预案。

合同与供应商管理

1. 负责设计顾问(LDI)、咨询机构、建筑师、工程师及承包商的筛选流程。

2. 协助准备招标包相关的合同文件。

3. 管理合同执行,审核工程变更单,审批供应商发票。

4. 确保所有工作均按照合同文件、技术规范及当地建筑法规执行。

5. 记录项目经验教训与最佳实践。

安全与质量保障

1. 倡导安全文化,确保所有项目符合公司安全标准(尤其在公园正常运营环境中)。

2. 实施并监督质量控制体系,确保所有工作达到公司的耐用性与性能标准。

3. 与公园运营部门无缝协作,合理安排施工时间,最大程度降低对游客与运营的影响。

任职要求:

必备要求:

1. 土木工程、施工管理、建筑学或相关专业学士学位。

2. 持有项目管理专业人士(PMP)认证或同等资质。

3. 至少5年项目管理相关工作经验,其中至少3年负责大型基础设施或商业建筑项目管理。

4. 具备管理数百万预算及复杂进度计划的实战经验。

5. 理解合同管理、合同执行及法律与商业条款相关知识。

6. 熟练使用项目管理软件(如微软ProjectPrimavera P6)及微软Office办公套件。

7. 优秀的沟通、协作、技术文档撰写及人际交往能力,具备流利的双语工作能力。

优先考虑:

1. 有主题娱乐、酒店或度假村行业项目管理经验。

2. 熟悉主题公园系统,包括中央机电(MEP)设备、给排水/强电设施、场地土木工程及运营物流。

3. 有在运营中场地工作的经验(此类场景中最小化干扰为核心要求)。

4. 具备高抗压能力。

5. 了解主题场景饰面标准及其与不同工种的衔接要求。

 工作环境:

1. 工作地点分为标准办公室及主题公园内的施工区域。

3. 为配合项目进度与公园运营时间,可能需要在晚间或周末工作。

GENERAL ROLE DESCRIPTION:

The Assistant Project Manager will be responsible for the end-to-end management of complex projects essential to the operation and growth of our theme park. This role requires a unique blend of technical expertise in civil & MEP engineering and building construction, classic project management discipline, and a deep understanding of the high-standards, guest-centric environment of a theme park. The successful candidate will ensure projects are delivered safely on time, within budget, and to the highest quality standards, with minimal disruption to park operations.

CORE FUNCTION & RESPONSIBILITIES:

  • Project Planning & Execution:

Assist the planning, initiation, execution, monitoring, and closure of major projects. Develop comprehensive project charters, detailed work plans, schedules, project estimates, resource plans, and status reports. Present reports on project status, opportunities, and issues for escalation to Senior Leadership. Assist in determining mitigations for variations to project plan and required corrective actions. Manage all phases of the project lifecycle, adhering to relevant design/construction phases. Stakeholder & Communication Management: Act as the primary point of contact for all project stakeholders, including senior leadership, engineering, operations, facilities, safety, security, and external vendors. Facilitate regular project update meetings and present clear, concise reports on progress, risks, and budgets to technical and non-technical audiences. Collaborate with internal and external organizations including project team, creative and design studios, operations, municipalities, vendors, and contractors. Proactively manage stakeholder expectations and ensure alignment across all departments. Demonstrate qualities of team leadership within assignment. May oversee interns, associates, or coordinators.                                       

  • Budget & Schedule Management:

Develop and manage project budgets, ensuring rigorous cost control and forecasting. Ensure the implementation the integrated input matrix track project deliverables. Monitor project performance, specifically to analyze the successful completion of short- and long-term goals. Identify, assess, and mitigate project risks and issues, developing contingency plans as needed.

  • Contract & Vendor Management:

Manage the selection process for LDIs, consultants, architects, engineers, and contractors. Support preparation of contract documents for bid packages. Administer contracts, review change orders, and approve vendor invoices. Ensure all work is performed in accordance with contract documents, specifications, and local building codes. Document project lessons learned and best practices.

  • Safety & Quality Assurance:

Champion a culture of safety, ensuring all projects comply with company safety standards, especially in a live park environment. Implement and oversee quality control programs to ensure all work meets the company's durability and performance standards. Coordinate seamlessly with Park Operations to schedule work, minimizing guest and operational impact.

REQUIREMENTS:

Required:

  • Bachelor’s degree in civil engineering, construction management, architecture, or a related field.
  • PMP (Project Management Professional) certification or equivalent.
  • Minimum of 5+ years of progressive project management experience, with at least 3+ years managing large-scale infrastructure or commercial construction projects.
  • Proven experience managing multimillion-dollar budgets and complex schedules.
  • Understand of contract administration, contract management, legal and commercial terms.
  • Strong proficiency with project management software (e.g., MS Project, Primavera P6) and the MS Office Suite.
  • Excellent communication, collaboration, technical writing, and interpersonal communication skills. Fluent bilingual working language.

Highly Desired:

  • Direct experience managing projects within the themed entertainment, hospitality, or resort industries.
  • Specific experience with theme park systems: central MEP plants, wet/dry utilities, site civil work, and operational logistics.
  • Experience working in a live, operational environment where minimizing disruption is critical.
  • High stress tolerance.
  • Knowledge of themed finish standards and their interface with different trades.

Working Conditions

  • This role splits time between a standard office environment and active construction sites within the theme park.
  • Must be able to navigate construction sites and wear appropriate Personal Protective Equipment (PPE).
  • Some evening or weekend work may be required to align with project schedule and park operational windows.
